JQL Property undertakes joint ventures and syndications with investors and landowners who share in the development profits. JQL Property aims to provide opportunities for investors to share in profitable property developments. 

 

For each development opportunity, JQL Property conducts a detailed project assessment breakdown.

 

  • Preliminary feasibility – Initial financial and site-specific due diligence

  • Development Feasibility Risk Analysis – A detailed assessment of projected returns and contingency scenarios

  • Finance – How the project is to be funded

  • Negotiation with landowner or agent – Discussing terms to suit the development opportunity, finance requirements and investment structure

  • Economic Risk Analysis - The macro and micro economic climate that could influence the project outcome

How we work with landowners

Development management agreement

Ownership of the property remains with the current landowner and JQL property manages the development on behalf of the owner. The returns are typically shared upon completion of the development, with everything negotiated prior to commencement of the project.

Option contracts

An option is taken over the property, typically a call option. This provides the right, but not the obligation to purchase a property at an agreed price within the option period. This strategy provides time to conduct any due diligence and often results in attractive financial outcomes for landowners and investors alike.

Joint venture agreements

A development management agreement or other suitable structure is formed to enable the development of the property or land without needing to sell the property. This can allow landowners to remain in their property while the development takes place and, in some instances, reduce capital gains tax liability when the development sold.

Fixed return on investment with flexible payment terms (e.g. monthly repayments)

Wholesale investments (via pre-sale of undeveloped stock for the investor to hold or sell on completion)

Profit share in projects (equity stake in the deal)

Servicing partner (provide guarantees to finance partners based on your ‘serviceability’ or capacity to repay a loan)
